ROOF SURVEY & REPORT
Unsure about the condition of your roof? Preparing to buy a property which hasn’t had a roof survey done?
A replacement roof can be one of the most expensive investments for a homeowner and if unknown at point of purchase may leave them with big bill for urgent works. It makes financial sense to have a Roofing expert carry out a detailed assessment of it.
Here’s the thing… most surveyors are not roofing experts. It is not uncommon, for example, for them to identify that a roof is finished with slates when it’s actually a concrete tile.
We already work in association with a number of local Estate Agents who refer property purchasers to us when there is a concern regarding a roof – this may be something that has been flagged on their home buyers survey.
We will then visit the property to inspect the roof and identify any faults and produce a report.
Often this report will then be used by the purchaser to negotiate on the agreed purchase price.
Depending on the type of survey you choose, we can provide photographs, advice on the necessary remedial works and guidance on costs. We will produce the report including photographs of the roof and our recommendations for works/maintenance.
The cost of the report is £80.00 plus VAT.
We understand that often these can be urgent when there is a conveyancing chain and if needed we can issue the written report the same day.
What Happens During a Roof Survey?
Structural Damage
The easiest thing we look for is internal and external structural damage. This involves cracked, broken, or damaged tiles or sheets or plates. From there we determine how extensive the damage is and how much repairs would be.
Insulation Integrity
There are several different insulation types on the market right now, and they all have their shelf life. Exposure to nature, longevity and everyday wear and tear can cause them to work less efficiently over time and can even cause holes in not just their structure but your electrical bill.
